2022 Year in Review

If you bought a home, sold your home, or attempted to do either in 2022, we're confident you'll agree it has been a wild year for real estate. Beginning in March, we had a five-month streak of record-low days on market, with the median home going under contract in just four days. Median close prices in April spiked to their highest levels of all time, reaching $625k in the Denver Metro Area. Buyers had a tough time making competitive offers in the Spring, and sellers have been challenged with finding buyers in the fall.

Despite the rollercoaster of the market, we continued to work hard for our clients throughout the year, and look out for their best interests in rough conditions. As the year comes to an end and we reflect back on our experiences, we wanted to share some highlights of our accomplishments this year. We are incredibly humbled to be trusted by our clients, and we are truly passionate about going above and beyond to ensure their success and comfort in their real estate transactions.

Our sellers got more money for their homes, and our buyers paid less.

Throughout the Denver Metro Area this year, the average close price was 102.5% of list price. Low inventory in the Spring encouraged bidding wars, pushing prices to all-time highs. Of our 25 listings this year, we averaged a 107.3% list/close price ratio, netting our sellers an average premium of $34,867 in their transactions over the rest of the market.

We are also proud to announce we helped navigate our buyers through a tumultuous market. Our buyers paid an average of just 99.94% of list price, meaning they saved an average of $12,961 over the market.


We sold our clients' homes faster than the rest of the market.

Over the past year, the average time on market in the Denver Metro Area was just 17 days, shorter than any 12-month period as far back as 2009. Our listings not only sold for more money above list price, but also with an average days-on-market of just 7 days.

We provided a scholarship to a local high school student.

For the fourth year in a row, we were able to provide a scholarship to a local senior of Castle View High School to use at the post-secondary school of their choice! This year, we are proud to announce we were able to double the scholarship to $2,000 in partnership with our lending partner Vlad BogomolovOur winner this year is currently attending the University of Wyoming in Laramie.

We served our community through volunteer involvement.

Community is a vital part of our business and our family, and we all became more involved than ever serving numerous different organizations. We were honored to be awarded the 2022 Small Businessperson of the Year award by the Castle Rock Chamber of Commerce, and to give back to our community in different ways.

Steve continued his term as President of the Meadows Metro District 1, Board Member on the Castle Rock Public Safety Commission, and Board Member of the Castle Rock Chamber of Commerce. He also continued to serve the REALTOR® community as a member of the National Association of REALTORS® Board of Directors, representing Colorado REALTORS® on the national stage.

Susan focused on giving back to our local community, serving on the Castle Rock Adventist Hospital Board of Trustees and as President of the Castle View High School Parent-Teacher Organization. Susan also became more immersed in the REALTOR® community, taking a position on the Denver Metro Association of REALTORS® Market Trends Committee, assisting in analyzing local markets and publishing monthly reports for consumers and professionals.

Cooper joined the team full-time in May after graduating from the University of Colorado Boulder, and jumped right into serving his community. He was selected to serve on the Castle Rock Board of Adjustment and began his position as the Colorado Association of REALTORS® Market Spokesperson for Douglas County.


We are incredibly thankful for the opportunities our clients have provided us this year, and can't wait to help more of our community buy and sell their homes next year. To a great year, and many more to come.
